County Zoning Board Denies Seasonal Mobile Home Park Exception, But Approves Variance

The Kosciusko County Board of Zoning Appeals denied an exception for a seasonal mobile home park at its meeting Tuesday, Aug. 13.
Ned Pierce’s petition for an exception was denied but his variance was approved.
The exception is for the purpose of the change and alteration of a nonconforming, seasonal mobile home park by permitting 10 “transient” seasonal sites without required improvement location permits in a residential district.
The property is at 3605 W. Hill Lake Road, Claypool.
Pierce’s petition for a variance, however, was approved. The variance permits the change and alteration of a nonconforming use by allowing opened covered patios 3 feet to adjacent units. It also allows the replacement homes to be 10 feet to adjacent structures, when the mobile home park ordinance requires a 20-foot setback to adjacent units and 5 feet to interior road ways, when the ordinance requires 15 feet.
He wants to allow a shed to remain as placed by the previous owner on a lot 9 feet, 2 inches to an adjacent unit.
Brad and Darlene Whaley’s petition for an exception and a variance were both approved. The exception is for the purpose of the construction of a 50-by-30 oversized accessory building in a residential district. The existing residence will be removed and the lot will be combined with an adjacent lot.
The property is at 12 EMS C19B Lane, Warsaw.
The Whaley’s petition for a variance was also approved. It would permit the construction of an accessory building 20 feet from the right of way of the road, 5 feet from the side property line and 34 feet from the water’s edge.
Byron Miller’s petition for a variance was approved. He wants a permit for the placement of a new 8-by-12 shed 1 foot from the north property line.
The property is at 11877 N. Park Drive, Syracuse.
Donald Harder’s petition for a variance was approved. He wants to allow the creation of a tract of land with less than the minimum requirements of frontage and access by an ingress/egress easement, when the ordinance requires 50 feet of ownership.
The property is at 546 EMS D15 Lane, Syracuse.
James Baldridge’s petition for an exception was approved. It is for the purpose of allowing a 10-by-12 shed to remain as placed on a tract of ground without a residence in a residential district.
The property is on the south side of Island Lane, 393 feet southwest of Bruner Road, in Harrison Township.
Baldridge’s petition for a variance was also approved. The variance would permit allowing a 10-by-12 shed to remain as placed 12 feet from the right of way and 33.6 feet from the water’s edge.
Robert Cline’s petition for an exception was tabled until next month. The exception is for the purpose of allowing the placement of a 12-by-32 shed on a lot without a principal structure. He will be constructing a residence within two years in a residential district.
The property is on the east side of EMS W26 Lane, west of EMS W25 Lane in Tippecanoe Township.
Jeff Waldon’s petition for a variance was approved. It permits the reconstruction of a covered porch 1 foot from the west road right of way. It will also allow the reconstruction of the foundation 7 feet from the east road’s right of way, and 1 feet from the west road’s right of way.
The property is at 1006 N. Edgewater St., Silver Lake.
The next meeting is at 9 a.m. Tuesday, Sept. 10 at the Justice Building in Warsaw.
