Warsaw Planners OK Subdivision Of 1 Lot Into 2

After some annual housekeeping duties, the Warsaw Plan Commission heard one petition Monday, which was for the subdivision of one lot to create two.
In presenting Josh Finch’s preliminary and final replat of lot 2 of Ridderman Estates at 900 Country Club Road, City Planner Justin Taylor said the proposed plat meets the development standards for a subdivision within a Residential-2 zoning district.
Lot A will consist of 1.09 acres and lot B will consist of 3.91 acres. Taylor said lot A contains an existing structure and lot B currently is vacant. Both lots have frontage along Country Club Road for ingress and egress and utility access.
“Both of these lots are well within the standards for an R-2 zoning district. Since this replat does not contain any additional public infrastructure, I recommend the Plan Commission consider granting preliminary and final approval for the subdivision as presented,” Taylor concluded.
Commission member and Common Councilman Juergen Voss asked Finch, who also is a member of the Common Council, “Noting on the plat, the road going into lot A, the smaller lot, is on the other lot. Is there going to be a new road going to that or is that going to be a shared drive?”
Finch said it’s going to be a shared drive because they’re going to own both parcels of land.
“You do realize if you sell it you’re going to have to have an easement or something?” Voss asked. Finch said that was correct.
Finch also told the board, “Essentially, just dividing the one 3.91-acre lot and connecting it to another lot to put a new home on. And we can’t have two homes on one plat or one plot of land, so this is just taking care of that and putting one home on one lot and another one, eventually, on the other one.”
There were no remonstrators to Finch’s petition.
The commission approved the preliminary and final plats unanimously.
In other business:
• Mayor Jeff Grose gave the oath of office to Jim Gast for another term on the board.
• Rick Keeven and Diane Quance were re-elected president and vice president, respectively.
• The 2025 meeting schedule was unanimously approved. The commission meets at 7 p.m. on the second Monday of every month in the council chambers of City Hall except when there’s a holiday or if there’s no business to be presented to them.
