Raccoon Run Development Offers Single-Family Homes, Villas

Mike Thomas, president of Oakmont Development Company, developer of Racoon Run, said Oakmont obtained the property about two years ago.
Greg Milakis, of Majestic Homes, who is the exclusive builder at Racoon Run, said ground was broken last fall.
Villas and single-family homes are being built. Thomas said building will take a number of years. There will be approximately 80 single-family homes and 52 or 62 villas, which will be three bedrooms or more, and have a two-car garage or bigger.
Brian Peterson, from Peterson Real Estate, said the square footage ranges from 1,800 to 2,500 square feet.
Milakis said the price range is estimated to start in the upper $300,000s to $500,000. Thomas said houses are available to be bought now as there are seven houses and about seven villas that are in various stages of construction.
When asked why build at the former Raccoon Run golf course, Thomas said the development will be in Winona Lake and have the amenity of having Stonehenge Golf Course across the street.
Peterson said he would encourage people to check out the houses that are being built on the former golf course, as there are amenities he thinks people will like, such as granite kitchens and walk-in closets.
Companies in the area have a huge hiring need and need to bring in and retain more people. To have that, there needs to be housing and housing people want, Peterson said. The developer and builder have stepped forward to fulfill the need.
In addition to fulfilling a housing need, the Winona Lake Redevelopment Commission approved a resolution to create a residential TIF district in October 2020, which includes Racoon Run. The area encapsulates a number of developments that will be going in south of Stonehenge Golf Course, at the former Raccoon Run golf course and other areas in Winona Lake, including the area north of Heritage Lakes and along Pierceton Road to Miller Field, according to an Oct. 8, 2020, Times-Union article.
Peterson said Peterson Real Estate is listed on the properties, but any real estate agent can bring a client to the neighborhood.
