Pursuant to Indiana Code 32-33-6-1, notice is provided that R & T Green Acres MHP, LLC (“Green Acres”), having a business address of 1692 E. 200 N., Warsaw, IN 46582, shall cause the following property to be offered for sale at public auction AS IS on January 28, 2022 at 1:00 p.m. at the offices of Snyder Morgan Federoff & Kuchmay LLP, 200 W. Main St., Syracuse, IN 46567:
One 1981 model mobile home, VIN: N01503K; Make: KINGSLEY; Model: UNKNOWN (“Property”); Located at 1692 E. 200 N., Lot 23, Warsaw, IN 46582; Last known owner: Pablo A. Cisneros Rangel.
The successful bidder for the Property must pay the successful bid at said public auction in cash or by a certified check. The successful bidder bears all responsibility for taking any and all legal and administrative steps required by the Indiana Bureau of Motor Vehicles to transfer title to the Property into the name of such successful bidder, including but not limited to costs and the successful prosecution of a declaratory judgment or mandamus action, and to further remove the Property from Green Acres’ mobile home park. Green Acres and the auctioneer provide no warranties or guarantees of any type as to the successful completion of the process to properly transfer title to the Property into the name of the successful bidder. Pursuant to Indiana Code 16-41-27-29, Green Acres asserts a first priority lien in the Property for all obligations arising from delinquent lot rent and other damages owed by Antonio Mendoza to Green Acres in the amount of $1,425.00 as of July 1, 2021 plus any additional charges accruing since such date for which its lien attaches under Indiana Code 16-41-27-29.
