A ribbon-cutting ceremony Tuesday marked the opening of the Villas at County Farm Crossing, the first phase of a new 55 and older duplex community.

The Villas are located off County Farm Road, near Warsaw Community Church, and between Eisenhower Elementary School and Miller’s Senior Living Community.

The first phase consists of four duplexes with eight villas and “The Crossing,” the community’s clubhouse, according to a news release provided by Miller’s Health System Inc.

With just under 2,000 square feet under the roof, the Villas’ layout features an open concept foyer, kitchen and living area, master suite and bath, office or guest room and full guest bath. Also included are a separate pantry, laundry room, four-season room with storage, attached garage and a grilling patio. The design includes granite countertops, a kitchen island, roll-in shower, two walk-in custom closets, a tray ceiling and plenty of light.

The Crossing Clubhouse can be reserved and is “an ideal location” for tenants’ club meetings, larger family gatherings and planned activities, the release states. The exterior community layout offers a small neighborhood feel featuring plenty of greenspace.

The Villas feature a short-term lease and no requirement of a sizeable initial investment or down payment.

In the news release, Miller’s Health Systems Inc. President and CEO Patrick Boyle states, “There really is nothing similar to this villa community around for seniors – uniquely positioned in a peaceful setting designed with the upscale amenities and space that individuals have come to expect. We are pleased to offer this community to seniors in the area who are looking for a new home without all the worries of maintenance, lawn care or snow removal. And with no large initial entry fees, they are able to maintain control of their retirement savings they’ve worked to build through the years.”

Additional amenities include an option meal service, complimentary fitness center membership and close proximity to churches, EMS services and other conveniences, the release states.

During the ribbon-cutting ceremony Tuesday with the Kosciusko Chamber of Commerce and Mayor Joe Thallemer, Boyle said, “We’re excited about this phase one of this. We are able to put on eight villas that were right here, and then as soon as this phase is done, we’ll start – probably late this fall – doing the second phase. So it’ll be a total of 16 villas that will be here.”

He said what they liked about these villas were, “We’ve looked at all the campuses around the state. These are very spacious, just under 2,000 square feet of living space for the folks that are here.”

He said the villas are a one-year contract, with a 60-day out if an event occurs. There are no large deposits.

“We’re excited to get them open, and we appreciate the city working with us to get that done,” Boyle said.

Thallemer told Boyle, “The city is very appreciative of you doing this in this space. Housing is a big issue all up and down the board, and senior-type living, there’s certainly a niche for that. In any investment in our community, housing is greatly appreciated.”

Boyle said the housing market is going crazy, so some people just need a transition to what their next step will be, and The Villas can offer that.
