    Notice Is Hereby Given, That The Kosciusko County Area Plan Commission Shall Hold A Public Hearing On A Petition Filed by Ryan Lewis Requesting An Amendment To the Kosciusko County Zoning Ordinance, To Reclassify From an Agricultural to Residential District, The Following Real Estate, located at 13221 N Warner Rd, Syracuse Key Number: 007-016-024 in Turkey Creek Township.

    And Described As Follows, To Wit:

    Part of the Southeast Quarter of Section 4, Township 34 North, Range 7 East, Kosciusko County, Indiana (This description prepared by Kevin R. Michel, LS80870006, as part of original survey Plat of Ryan Lewis Subdivision completed by J.K. Walker and Associates, P.C., dated August 11, 2021), being more particularly described as follows, to wit:

    Commencing at a railroad spike found at the Southeast corner of said Southeast Quarter; thence S89°-07’-48”W  (GPS Grid bearing and used as the basis of bearings for this description), on and along the South line of said Southeast Quarter, a distance of 1391.48 feet to a stone found at the Southwest corner of a certain 2.11 acre tract of land as recorded in Document Number 2018110217 in the records of Kosciusko County, Indiana; thence N01°-57’-24”E, on and along the West line of said 2.11 acre tract of land, a distance of 241.03 feet to a 5/8-inch iron pin capped “Walker” found at the Northwest corner of said 2.11 acre tract of land, said iron pin also being at the Southwest corner of a certain 4.73 acre tract of land as recorded in Document Number 2018110390 in said records; thence N01°-05’-20”W, on and along the West line of said 4.73 acre tract of land, a distance of 249.15 feet to a 5/8-inch iron pin capped “Walker” at the POINT OF BEGINNING; thence continuing N01°-05’-20”W, on and along said West line, a distance of 350.00 feet to a Mag nail found at the Northwest corner of said 4.73 acre tract of land, said Mag nail also being at a Southerly corner of a certain 10.692 acre tract of land recorded as Parcel 1 in Document Number 2020100447 in said records, said Mag nail further being on the centerline of Warner Road; thence Northwesterly, on and along said centerline, and on and along a Southwesterly line of said 10.692 acre tract of land, being defined by a regular curve to the left, having a radius of 722.13 feet, an arc length of 170.81 feet (the chord of which bears N45°-02’-46”W for a distance of 170.41 feet), to a Mag nail; thence S19°-50’-41”W, a distance of 473.25 feet to a 5/8-inch iron pin capped “Walker”; thence S85°-00’-00”E, a distance of 289.00 feet to the point of beginning, containing 2.00 acres of land, more or less, subject to legal right-of-way for Warner Road, subject to all legal drain easements and all other easements of record.

    This Change Is Requested To Permit the Above Described Real Estate to Be Used For The Purpose of Residential Uses as defined in the Kosciusko County Zoning Ordinance.

    This Hearing Will Be Held in the Commissioners Room in the Kosciusko County Court House, 100 W Center St., Warsaw In On Wednesday September 1, 2021 At 1:00 P.M.

    All Interested Persons Are Invited To Attend To Be Heard.  Written Comments Will Be Considered If They Are Received In The Office Of The Kosciusko County Planning Department, Court House, Warsaw, Indiana, No Later Than 12:00 Noon On The Day Of The Hearing.
