With No Remonstrance, Plan Commission Approves 2 Replats

The first replat was requested by Harrison Lake Development LLC for Harrison Ridge subdivision, located on the northeast side of Husky Trail, north of Harrison Elementary School. It is 0.5 acres.
Warsaw Senior Planner Justin Taylor told the Commission that the petitioner submitted a replat for lots 43 and 44 of section 3 of the subdivision. The replat “is necessary to accommodate a sanitary sewer easement between the two lots,” he said, and the subdivision meets all the development requirements for a Residential-2 zoning district.
Since it doesn’t include any additional public infrastructure, he recommended that the board grant preliminary and final approval for the request. With no remonstrators, the Plan Commission consented to preliminary and final approval.
The next petition was from Shadycrest Development Inc.
Taylor said the petitioner for the Shadycrest subdivision was requesting to subdivide a 27-acre tract of land into four lots with an average size of 6.62 acres.
He said the proposed lots meet development standards for a subdivision within an Residential-1 zoning district. Those requirements are: 8,750 square feet minimum lot size; minimum setbacks of 25 feet front, 25 feet rear and 7 feet side; and 45% maximum lot coverage.
Since the plat doesn’t include any additional public infrastructure, Taylor recommended the board grant preliminary and final approval.
Plan Commission member and city engineer James Emans had a concern about the ingress and egress on the south side, but Bruce Woodward, the resident agent for Shadycrest Development Corp., was able to answer his questions to his satisfaction.
Dr. Mark Bowald, who lives across the lots on Logan Street, and who also was representing another homeowner, Steve Jameson, said they were happy with the size and placement of the lots.
The Plan Commission approved Shadycrest’s petition unanimously.
Monday’s meeting began with Michelle Boxell being sworn in to the Plan Commission by city attorney Scott Reust via teleconferencing. She is the Parks Board representative to the Plan Commission and replaces Bill Baldwin, who died May 26.
