Hardee’s To Build A New Restaurant; Subdivision Needed

Hardee’s wants to demolish its current building in Warsaw and build a new one, but first the Lake Village Shopping Center had to be subdivided.

At the Warsaw Plan Commission meeting Monday night, city Senior Planner Justin Taylor presented the preliminary and final plats for 3350 Lake City Highway, which is zoned Commercial-5.

He said the plat creates three lots from the original 25.68-acre lot.

The plat indicates Petro Family LLC owns the deed to the property. The applicant was Ron Escue.

Taylor said the preliminary and final plats for the shopping center’s subdivision were submitted in a timely fashion and reviewed. The proposed lots meet all of the development standards for a subdivision in a C-5 zoning district. The subdivision will maintain access to Frontage Road and will maintain existing utility easements.

“Since this plat does not include the addition of new public infrastructure, I recommend that the Plan Commission grant preliminary and final plat approval for the Lake City Complex Subdivision,” Taylor said.

Tom Hardy, of John Kimpel & Associates, said, “Basically the subdivision plat came about because – we got kind of lucky. Hardee’s is tearing down their building. But the good news is, they’re building a new one. So they didn’t want to be a part of the leasing program again because obviously Kmart is out of business. So they wanted to purchase the lot they’re going to build on, so that’s how everything came about.”

Kmart announced in August that the Warsaw store was closing its doors.

There were no remonstrators to the petition.

Commission member and City Councilwoman Diane Quance asked if Frontage Road was a public street or not.

“There is a city easement that goes through there now for that road,” Taylor said.

The preliminary and final plats were unanimously approved by the Plan Commission.
