    Beginning at the Northeast corner of said Lot Number 3 in Briarwood Manor, being a railroad iron post and the point of beginning; thence South 01 degree 53 minutes West (recorded South 01 degree 32 minutes West), along the East line of said Lot Number 3, a distance of 180.1 feet (recorded 200.1 feet) to the Southeast corner of said Lot Number 3; thence West, on and along the South line of said Lot Number 3, a distance of 132.4 feet (recorded 132.6 feet) to the original centerline of said Walnut Creek; thence North 31 degrees 13 minutes East, on and along said original centerline (old channel still exists), a distance of 77.18 feet; thence North, on and along the centerline of said Walnut Creek, a distance of 114.0 feet to a point on the North line of said Lot Number 3; thence East, on and along said North line, a distance of 98.3 feet to the Point of Beginning.
