    YOU ARE HEREBY notified that the Jodi L. Grindle Revocable Living Trust intends to file a Verified Petition for Tax Deed for the following described tract of real estate located in Kosciusko County, Indiana, towit:

    Beginning at the Northeast corner of said Lot Number 3 in Briarwood Manor, being a railroad iron post and the point of beginning; thence South 01 degree 53 minutes West (recorded South 01 degree 32 minutes West), along the East line of said Lot Number 3, a distance of 180.1 feet (recorded 200.1 feet) to the Southeast corner of said Lot Number 3; thence West, on and along the South line of said Lot Number 3, a distance of 132.4 feet (recorded 132.6 feet) to the original centerline of said Walnut Creek; thence North 31 degrees 13 minutes East, on and along said original centerline (old channel still exists), a distance of 77.18 feet; thence North, on and along the centerline of said Walnut Creek, a distance of 114.0 feet to a point on the North line of said Lot Number 3; thence East, on and along said North line, a distance of 98.3 feet to the Point of Beginning.

on or after October 11, 2018.   The Petition for Tax Deed will be filed in the Kosciusko Circuit Court. On or after October 11, 2018 the Petitioner intends to petition the Court for a tax deed to be issued.

    The description of the tract or real property shown on the Certificate of Sale is shown above and you are believed to be an owner, or a person with a substantial interest of public record.

    The tract of real property above described was sold at tax sale on October 10, 2017.

    The purchaser at tax sale was:  Jodi L. Grindle Revocable Living Trust.

     Any person may redeem the tract or real property.

    The amount of the judgment for taxes, special assessments, penalties, and costs under I.C. 61.125-2 to redeem the tract or real property is as follows:

    (1)  One hundred ten percent (110%) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed not more than six (6) months after the date of sale; or,

    (2)  One hundred fifteen percent (115%) of the minimum bid for which the above described real property was offered at the time of sale as required by I.C. 6-1.1-24-5, if redeemed more than six (6) months but not more than one (1) year after the date of sale.

    In addition to the amount required under paragraphs 1 or 2 above, the total amount required for redemption includes the amount by which the purchase price exceeds the minimum bid on the above described real estate plus five percent (5%) per annum on the amount by which the purchase price exceeds the minimum bid on the real estate.

    In addition to the amounts required above, the total amount required for redemption includes all taxes and special assessment upon the real estate paid by the purchaser subsequent to the sale plus five percent (5%) interest per annum on those taxes and special assessments.

    In addition to the amounts required above, the total amount required for redemption includes the following costs, if certified before redemption by the Payor to the County Auditor on the form described by the State Board of Accounts, that were incurred and paid by the purchaser or the purchaser’s assignee or the County before redemption:

    (1) The attorney fees and costs of giving notice under Indiana Code 6-1.1-25-4.5.

    (2) The cost of a title search or of examining and updating the abstract of title for the tract or item of real property.

    The tract or real property has not been redeemed.

    The purchaser or the purchaser’s assignee is entitled to receive a deed for the tract or real property if it is not redeemed before October 10, 2018.

    The date of expiration of the period of redemption is October 10, 2018.

    If the real estate is not redeemed, the owner of record at the time the tax deed is issued may have a right to the tax sale surplus, if any.
