BY VIRTUE OF a certified copy of the Judgment by Default and Order of Foreclosure and Sale directed to me by the Clerk of the Kosciusko Superior Court, Kosciusko County, Indiana, in Cause No. 43D03-1701-MF-000007 upon the docket of the Kosciusko Superior Court, wherein iAB Financial Bank is Plaintiff and Kerry L. Skees is Defendant, requiring me to sell the following described real estate and to apply the proceeds of said sale, to the extent necessary,to the payment of said Judgment, costs and accruing costs, and to account for the balance to whomsoever is lawfully entitled,and having served notice of this sale upon the owners claiming Interest in the following described real estate, pursuant to the provisions of Indiana Code 32-29-7-1 through 14, Including publication upon the owners, whose wherebouts are unknown, I will expose for sale at public auction to the highest bidder on October 24, 2017, at 10:00 a.m. on that date at the Office of the Sheriff of Kosciusko County, 221 West Main Street, Warsaw, Indiana, the fee simple of the whole body of the following described real estate located in Kosciusko County, Indiana.
A tract of land In the Southwest Quarter of Section 5, Township 31 North, Range 5 East, Franklin Township,Kosciusko County,Indiana,more particularly described as follows: Beginning at a P.K. nail at the Southwest comer of the Southwest Quarter of said Section 5 and within the right-of-way of County Road 900 West; thence North 00 degrees 19 minutes 32 seconds West (basis of bearings established by INDOT VRS Base, using Indiana East NAD83 Coordinate System),along the West line of said Southwest Quarter and within said right-of-way, 306.50 feet to a mag nail; thence North 89 degrees 09 minutes 39 seconds East, parallel with the South line of said Southwest Quarter,197.00 feet to a McCrea cap pin; thence South 00 degrees 19 minutes 32 seconds East, parallel with said West line, 306.50 feet to a mag nail on said south line and within the right-of-way of County Road 500 South; thence South 89 degrees 09 minutes 39 seconds West, along said South line, 197.00 feet to the point of beginning.
More commonly known as: 4996 S 900 W, Mentone, Indiana.
Parcel No. 43-14-05-300-049.000-005, Franklin Township.
Together with rents, Issues, Income,and profits thereof, said sale will be made without relief from valuation or appraisement laws.
