Resident Asks How Tech Park, Greenway Mesh

When the hearing on the preliminary plat for phase II of the Warsaw Technology Park was opened up to the public at the Plan Commission meeting Monday, a sole resident wanted to know how the greenway trail would be extended in that area.

The preliminary plat was unanimously approved by the commission.

Phase II of the tech park is 81 acres and is located along U.S. 30 and CR 200W. The existing land use is agriculture, but zoned Industrial-2. It is the second step in completing the tech park the city and West Hill Development have been working on the last two years.

Resident Margie Hendrixson asked, “I was just curious to know, somebody was saying at one point in time that the greenway, the walkway ... is that figuring in here at all?”

City Planner Jeremy Skinner responded, “Phase I has the greenway currently on the south side. County Road 300 project will run all the way up to the intersection on Banner Medical side, across over on the south side on 300, and run all the way down – once the county finishes the bridge – it’ll run all the way down to Sheldon.

“Phase II will have the crossover, the path will cross over somewhere kind of where phase I ends,” he explained.

He said the intent with the greenway being on the north side is the city in the future may provide a small park or gazebo out there where employees can have lunch as the tech park develops.

“The whole length will tie back to the housing on Sheldon,” Skinner said.

He said no connection to cross U.S. 30 has been made yet because that’s one of the big questions. “Unfortunately, we don’t have a great solution to that yet. We’re still trying to figure it out,” he said.

The subdivision consists of seven lots with an average size of 9 acres, and will include the extension of Polk Drive to CR 200W, according to information provided by the city. The project will include the extension of sewer, water and storm infrastructure. All of the lots will be serviced by an extension of the existing sanitary sewer and water infrastructure located along Silveus Crossing.

Skinner told the Plan Commission, “For the preliminary plat, pretty much all you’re doing is looking at the layout of the lot sizes. The design work will be done prior to the final plat, which, really, most of it is already done.”

He said all the lot sizes are average size for industrial, and for the most part, will be somewhat flexible depending on the user. He said some lots may be combined if a company needs more acreage.

Asked if there was any interest in the tech park at this point or if it was too early, Skinner responded that with industrial, interest in property comes and goes.

“At this point, the bigger issue is getting the phase II done so it looks like a completed technology park, and getting that access to 200 as well as opening up more flexible land.”

He said the city’s had more interest in 20 to 30 acres, so the tech park gives the city more flexibility in having larger properties.
