By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court No. 3 of Kosciusko County, Indiana, in Cause No. 43D03-1702-MF-013 wherein Crossroads Bank was Plaintiff, and Matthew C. Garcia, Heather L. Garcia, State of Indiana, for and on behalf of its agency, Indiana Housing and Community Development Authority, Springleaf Financial Services of Indiana, Inc., Portfolio Recovery Associates, LLC, Teachers Credit Union, and McArthur Mental Health, Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 22nd day of August, 2017, at the hour of 10:00 a.m. or as soon thereafter as is possible, at 221 W. Main Street, Warsaw, IN 46580, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.
Part of the northwest quarter of the northwest quarter of section 27, township 32 north, range 7 east, Kosciusko County, Indiana, more particularly described as follows, to wit:
Commencing at the southeast corner of the northwest quarter of the northwest quarter of said section 27; thence north, on and along the east line of the northwest quarter of the northwest quarter of said section 27, a distance of 132.0 feet (8 rods) to the true point of beginning; thence continuing north, on and along said east line, being within the right-of-way of State Road #13, a distance of 66.0 feet (4 rods); thence westerly by an interior angel of 90 degrees 02 minutes, a distance of 195.0 feet (11 rods and 13.5 feet); thence south, by an interior angel of 89 degrees 58 minutes, parallel to said East line, distance of 66.0 feet; thence Easterly, by an interior angel of 90 degrees 02 minutes, a distance of 195. feet to the true point of beginning.

Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
