Zoners To Hear Car Lot Request

A petition for a variance of use to operate an auction and auto dealership on Winona Avenue will be presented to the Warsaw Board of Zoning Appeals for a second review tonight.
Applicant Donald Bays, doing business as Tri Lakes Auction, presented a request at the board's Sept. 25 meeting to permit retail sales in an I-2 zoning district.
The petition was tabled for Bays to provide more detailed information on the business at 740 W. Winona Avenue.
The board requested a hard service be installed to accommodate parking. The parking lot currently is graveled, and the petitioner is requesting a 24-month extension to install a hard surface.
Bays has provided a parking lot site plan and layout, which was drawn by Scearce-Rudisel Architects. The proposed plan provides for 32 20-foot by 10-foot parking spaces.
Semi-tractor trailer parking is provided on the west side of the building. Bays has indicated there will be seating capacity inside the building for 100 customers, with four employees on staff.
The proposed plan accommodates parking with approximately one parking space for every three customers.
Four dusk-to-dawn lights have been installed on the building with the light directed to the ground. This type of light will prevent light from shining on neighboring properties.
Bays has indicated hours of operation for the auction will be 4 to 10 p.m. with the auction ending at 9 p.m.
Bays said 36 parking spaces provided with the proposed site plan is adequate to accommodate the building's 100-seat capacity and four employees.
