Zoners Table American Water Variance Request

Warsaw Board of Zoning Appeals Thursday tabled a variance from development standards request to allow Indiana American Water to install a water pump station on Union Street.

Warsaw Plan Commission approved Monday a preliminary and final plat for Indiana American Water Corp. subject to the zoning board approving no frontage road would be required for the pump station.[[In-content Ad]]The proposed pump station will be at 907 S. Union St.

Board President Bruce Woodward said one property owner at 827 S. Union St., north of the proposed pump station, had not been notified of the proposed pump station.

City Planner Jeremy Skinner said there were five adjacent property owners who were notified of the proposed pump station, but said the computer missed the property.

He said the building and planning department will notify the property owner. A meeting will be Jan. 3 at 7 p.m. to again discuss the proposed pump station.

Chris Harrison, Indiana American Water operations manager, said the station would improve water pressure south of town. He said the station would be buffered by trees and will be visually pleasing.

The board also approved a variance from development standards request from petitioner Jeff Miller to allow for a 10-foot sideyard setback from the required 15-foot sideyard setback.

The variance will allow Miller to construct an attached garage to the existing single-family residence at 1612 Maye St.

Miller said the garage will allow his son-in-law to store a truck that is now outside.

Miller is a contractor and son-in-law of home owner John Roberts, who is requesting the variance.

The new construction will result in a 10-foot sideyard setback, which is five feet less that the required 15-foot sideyard setback.

There is five feet of public right of way between the property line and the street edge.

Zoning members are Tom Allen, Dan Hampton, Tom Heuer, Rick Keeven, Woodward and council representative Bill Rhoades.
