Warsaw Zoners OK Automobile Dealer, Repair Shop Variances

Petitioner Ryan Orlacchio plans to buy land at 2425 Hendricks Street for an automobile dealership and automobile body repair shop. He said the dealer will be called Showtime Hot Rod and Restoration where used vehicles will be sold.[[In-content Ad]]The board approved the variances with the following six conditions: no outside storage; not allowing a junkyard; no automobile dismantling or impounding; acquiring all local and state building permits; acquiring all necessary licenses for the automobile dealer business; and a screened fence will be created if external vehicle storage is desired.
The board previously reviewed the request for a variance to permit an automobile dealer and body repair shop at its Jan. 28 meeting.
The board tabled the zoning request until the board's August meeting to allow Orlacchio time to clean up the property.
The property had been cited by the building and planning department for code violations, including the use of the property as a junkyard.
Hearings were held for the property since December where Orlacchio requested variances, but Hearing Officer Lawrence Clifford ruled clean up of the property was needed.
A hearing was held in April where Clifford ordered continued clean up on the property and needed to appear before the Warsaw Board of Zoning Appeals to again seek a variance.
In a letter to the board Warsaw Building Commissioner Todd Slabaugh said he performed an inspection on the property May 14 and said 90 percent of the property had been cleaned up.
The board will meet again June 23 at 7 p.m. at city hall.
Board members are Tom Allen, Tom Heuer, Rick Keeven, Bruce Woodward and Dan Hampton.
