Warsaw Planners OK Park Ridge Subdivision Preliminary Plat

Warsaw Plan Commission approved the third phase of creating 47 homes in Park Ridge Subdivision Monday night.
During Monday’s meeting, the commission unanimously approved a preliminary plat for the subdivision. Commission member Tammy Dalton made the motion and commission member Lacy Francis seconded it.
The proposed residential subdivision is on the south side of Warsaw, and will be the third section of the subdivision.
The subdivision will extend along Nuthatch Drive to the west containing 47 lots, making up more than 19 acres of single-family homes.
The plat also includes the dedication of a 50-foot right of way, common retention areas that will store and release drainage to county-regulated drains running southwest of the development, and sidewalks running throughout the subdivision.
The commission heard concerns on the preliminary plat from the community before approving the preliminary plat.
Joe Clevenger, Park Ridge resident, said he had concerns with additional traffic the additional vehicles would create in the subdivision. He also had  concerns that the heavy construction equipment would deteriorate the streets.
“With 47 homes, that would be 47 more cars coming out of Parkridge, and I think there needs to be a way to get the traffic moved,” Clevenger said.
Tom Williams, Park Ridge Subdivision Phase II resident, who lives on the east side of the phase three project, said he also had concerns with traffic.
Karl Bandemer, Teton Development, project engineer, said there has been construction traffic from the first and second phases and the streets have not deteriorated.
“Heavy equipment comes in and stays in and when the project is done leaves,” Bandemer said.
Skinner said the city’s traffic commission could provide traffic counts on the area.[[In-content Ad]]
