Warsaw Planners Grant Preliminary Plat for Commercial Subdivision

Warsaw Plan Commission Monday approved a preliminary plat for a one-lot commercial subdivision.
Rick Keeven, plan commission member, made the motion to approve the plat, seconded by Jeff Grose.
Escalade Place Subdivision is being proposed at the southwest corner of Ind. 15 and CR 300N on 1.02 acres of land. It is in a commercially zoned district.
The plat is creating one new commercial lot from the original nine acres of lot two of the Petro family subdivision.
Prior to final plat approval, the plans and specifications must be submitted for the proposed street and utilities.
The plans will be reviewed for conformance with the city’s development standards at such time allowing for the submittal and approval of the final plat, according to Jeremy Skinner, city planner.
John Kimpel, representing Petro Family LLC, owner of the property, said it is unknown what type of business will be located at the commercial subdivisions. A development plan still needs to be submitted to the city and approved as well as a final plat.
Mike Klondaris, plan commission member, asked if street lights will be required for the commercial subdivision.
Skinner said lighting would not be part of the standard requirements and lighting with commercial structures is usually not an issue because there is parking lot lighting, but that is something that could be looked at.
Klondaris said not having lighting could come back to bite the city if stores are closed and its a snowy night, and said it would be nice to have some form of street lights.
Skinner said the city could look at street lighting, but there would be a cost to the city to provide street lights.
“I’m not saying that’s a negative thing, but something the city council and plan commission would have to say this is a standard we want the city to pay for,” Skinner said.
Skinner said there will need to be some traffic improvements made that will be part of the development plan.
The plan will show storm, water, sewer, utility connections and road improvements.
In other business, Skinner informed the commission that they will review a rough draft of the city’s comprehensive plan next month.[[In-content Ad]]
