Warsaw Planners Eyeing 2 Plats

Two property owners will be able to increase their lot size and subdivide to construct a home if they receive preliminary and final plat approval tonight.

The Warsaw Plan Commission will review two preliminary and final plats for approval tonight for locations west of the CR 350N and Ind. 15 intersection, and 1810 N. Bay Drive.

The purpose of the plat approval at CR 350N and Ind. 15 is for the partial replat of 39 lots at Northwest Woods at the Crossing.

The general location of the property to be subdivided is on Sheldon Drive, west of Ind. 15.

Petitioner David Carey submitted the final plat in June 2005, at which time it was approved and construction on the project began soon after the meeting. Since that time, he has decided to increase the average lot size within the subdivision in order to better meet the market he wishes to attract.

The proposed partial replat will reduce the amount of lots within the subdivision while increasing the average lot size. The replat of the subdivision will decrease the density of the subdivision.

The commission also will review a preliminary and final plat for subdividing a lot in North Bay Drive Addition into two equal size lots of 0.29 acres.

The purpose of subdividing the lot is to construct a home on one of the lots and sell off the remaining lot. The proposed split meets the zoning requirement for width and lot size.

The irregular shape lot on the lake has adequate street frontage to meet the 70-foot lot width requirement, according to the proposal. The lot size of approximately 12,500 square feet exceeds the requirement of 8,750 square feet.

The commission will meet tonight at 7 p.m. at city hall. [[In-content Ad]]
