Syracuse OKs Zoning For Video/Pizza Store

SYRACUSE -ÊVideos and pizza go together like macaroni and cheese.

Thursday, George Miller of Fort Wayne petitioned the Syracuse Board of Zoning Appeals for an exception to allow a video store and pizza store to be on one tract of ground and for a variance to permit allowing only 40 parking spots when the ordinance requires 63. The property is on the east side of Ind. 13 and 820 feet north of Palm Drive at 734 Huntington St.

The board approved both petitions with conditions.

Miller told the board he will tear down the current building on the site to build his business. The pizza store will be carry-out or delivery only if he can get someone to lease the pizza part of the building. Miller wants to operate only the video store himself. If the pizza store doesn't materialize, Miller said, he will come back before the BZA for any other retail store. He prefers a pizza store there with the video store, however.

The doors to the stores will face Huntington Street, he said. He has no plans for drive-through windows and there will be no loop around the building for vehicles.

Asked how many employees there will be, Miller said the video store will very rarely have more than three at a time, but didn't know how many the pizza store would have.

Matt Sandy, Kosciusko County Area Plan assistant director, said the drainage plans for the site will have to be more specific. Under the county's storm water control ordinance, all commercial and industrial sites must have drainage plans.

There were no remonstrators.

Mike Brower, BZA president, said one condition would be that the drainage plan must be prepared and submitted by the building contractors and approved by the plan commission and the Syracuse public works department.

Steve Sharp, plan commission member, said another condition would be that the businesses must be a video store and pizza store or Miller must come back to the BZA. Brower added that if there are any proposed changes to the parking, Miller also would have to come back to the board. Brower added the condition that the pizza store should be carry-out and delivery only, with no seating and no drive-through window.

Miller asked if he could add tanning beds to the video store in the future. Brower replied that tanning beds would change the use of the building and he would have to come back to the BZA for approval.

The variance and exception were approved with the conditions.

In other business, the BZA:

• Approved Clyde Moore's petition for an exception to enclose an existing deck in a residential district. The property is on the south side of Chicago Street at 411 Harkless Drive.

• Approved Norma Hullihan's petition for an exception to enclose fan existing deck in a residential district. The property is on the south side of Chicago Street at 409 Harkless Drive.

• Approved Kevin Schrock's petition for a variance to construct a residence addition seven feet from the west property line. The property is on the north side of Maple Grove and east of Ind. 13 at 402 E. Maple Grove.

• Approved a petition for an exception by the Lakeland VFW Post 1342 to add an addition to an existing building in an industrial II district. The property is on the north side of Chicago Street and east of the Syracuse/Webster Road at 307 Chicago St.

• Approved Ken Leatherman's petition for an exception to allow two apartments and a realty office on one tract of ground in a commercial district with the stipulation that the building complies with state and local safety codes and is verified to meet those codes. The property is on the east side of Huntington Street and south of Boston Street at 102 N. Huntington St.

The BZA also approved Leatherman's petition for a variance to allow the apartments and office to remain on the property with 7,500 square feet where 8,000 square feet is required.

BZA members are chairman Michael Brower, Stan Insley, Barbara Carwile, Jon Brookmyer and Steve Sharp. They meet the third Thursday of every month at 7 p.m. in the Syracuse town hall. [[In-content Ad]]
