NOTICE OF SHERIFF’S SALE
TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES
    By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Kosciusko County, on Cause No. 43C01-1206-MF-146 wherein Wells Fargo Bank, National Association, Successor By Merger To Wells Fargo Bank Minnesota, National Association, F/K/A Norwest Bank Minnesota, National Association, Solely In Its Capacity As Trustee For Provident Bank Home Equity Loan Asset, was Plaintiff and  Dorothy J. Sponseller, Martin Financial Management, John Doe Unknown Tenant, was the Defendant, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on February 24, 2015 at the hour of 10:00 a.m. at Sheriff Department, 221 W Main Street, Warsaw, IN 46580, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.
    A tract in the Southwest Quarter of the Northwest Quarter of Section 23, Township 32 North, Range 6 East, described as follows:
    One Hundred Eighty (180') feet of equal width off the entire North side of the  allowing tract of land, to-wit:
    Beginning at a point where the North Line of the Warsaw and Pierceton Road intersects the East line of the Southwest Quarter of the Northwest Quarter of Section 23, Township 32 North, Range 6 East; thence North along the East line of said southwest quarter 360 feet; thence west 121 feet; thence South to the North line of said highway; thence in a Easterly direction along the North line of said highway; thence in a Easterly direction along North line of said highway to the place of beginning.
    Also an easement in common with others for ingress and egress said easement described as follows:
    Beginning at a point where the North Line of the Warsaw and Pierceton Road intersects the East line of the Southwest Quarter of the Northwest Quarter of Section 23, Township 32 North, Range 6 East; thence North along the East line of said Southwest Quarter 180 feet more or less to a point on the South line of the tract described in said Deed Record 236, Page 119; thence West along said South line a distance of 10 feet to a point; thence South parallel to the East line of said Southwest Quarter 180 feet more or less to a point on the North line of the Warsaw and Pierceton Road; thence Easterly along said road's North line 10 feet to the point of beginning.
    SUBJECT TO ALL LIENS, EASEMENTS AND ENCUMBRANCES OF RECORD.
