Plans For Accessory Structure Approved

Eric Wynn's plan to construct an accessory structure on his West Center Street property was given the go-ahead and his variance request was dismissed by the Warsaw Board of Zoning Appeals Monday.

When Wynn appeared before the BZA last month, he said a relocated barn would be 25 feet high, which exceeds the city's 18-foot height standard.

Because the roof is a gambrel style, the roof measurement for height between the eaves and the ridge and Wynn's roof is 18 feet.

Dorothy Adkins appeared before the board to remonstrate against the building, saying it is too close to the driveway at 512 W. Center St. and too tall.

In other business the board:

• Approved a request by Living Stone Preschool, 315 Cedar St., for a variance from developmental standards for a daycare/preschool with no outdoor play area.

Norma Prater, the school administrator, appeared before the board saying daycare hours may be as late as 6 p.m. The indoor play area is 900 square feet.

• Approved a request by Construction Management, 604 N. Detroit St., for a variance from developmental standards for a 7-foot rear yard setback to construct a 11 foot by 40 foot or 4,400-square-foot office building.

The requested setback is consistent with others in the neighborhood.

• Approved a request by KConline, 714 E. Winona Ave., for a variance from developmental standards for a 5-foot side yard setback and a 115-foot rear yard setback for an 80-foot-tall "monopole" wireless communication relay.

• Approved a request by Robert Brown, 1216 N. Park Ave., for a variance from developmental standards to expand a non-conforming structure from a single family home into a duplex.

Conditions require Brown create four hard-surface parking spaces, a screened refuse area, removal of an accessory structure and a covenant combining lots 157-159 in the Lakeside Park addition.

Board of zoning appeals members are Bruce Woodward, Dan Hampton, Tom Heuer, Richard Keeven and Alan Clingan. Councilwoman Trish Brown is a non-voting member of the board. [[In-content Ad]]
