Planners OK Preliminary Plat, Table Sketch Plat

The Warsaw Plan Commission approved a preliminary plat for dividing a subdivision into seven lots during Monday night's Warsaw Plan Commission meeting.

Petitioner Haldewang Associates LLC requested a preliminary plat to create seven new commercial lots from the original 13 acres at Anchorage Point Subdivision.[[In-content Ad]]The property is at the southwest corner of the intersection of U.S. 30 and Anchorage Road.

Conditions were placed on the preliminary plat including the Warsaw Traffic Commission reviewing at its July meeting whether there should be acceleration and deceleration lanes at the intersection.

Other conditions include Warsaw requesting that an additional 10 feet of right-of-way running along the north side of Anchorage Road be dedicated to the city.

The street also must be constructed to the city's street standards, fire hydrants must be separated by a maximum of 350 feet per the city's commercial regulations and increased lot width for lot six to provide safer ingress and egress into lots five and six.

Other conditions include maintaining a drainage system on the north side of Anchorage Road, revising curb detail to meet the city's specifications, the street name to be approved by the planning department and providing as-built drawings for the sanitary and storm infrastructure improvements.

The commission also tabled approving a sketch plat from applicant Joe Chester for Eastlake Skate Center, 3010 Frontage Road.

The petitioner requested to replat lot seven of Eastlake subdivision and part of lots four and six of Farmstead subdivision.

City Planner Jeremy Skinner said a sketch plat allows the commission to review the petitioners plans before money is invested into a survey and allows commissioners to provide input on the petitioner's plans for the property.

Chester said he wants to retire and sell the lots to a friend who currently lives in Washington.

"I think the skating rink is a good business for the community, but I would like to subdivide the lots so they are more affordable," Chester said.

Commissioner Joe Thallemer said he felt there needed to be more research on parking at the property .

"I think it is great to preserve the skating rink, but I don't want to be short-sighted as a planner and would like to see parking for customers and access for emergency vehicles looked into," Thallemer said.

Skinner said he will review parking issues.

Also during the meeting Skinner handed out information on defining a big box store, sign ordinances and a comprehensive plan for Warsaw.

He asked commissioners to review the information and said they will discuss the information at it July 9 meeting.
