Planners Approve Replatting Of Lots In Summerfield Estates
July 28, 2016 at 4:25 p.m.
Developer Dan Widaman's request to replat lots 13, 14 and 15 in Summerfield Estates into two lots was approved by Kosciusko County Area Plan Commissioners Wednesday.
The Summerfield Estates consolidation includes relocating a drainage and utility easement along one common property line.
The plan commission also OK'd a second request by Widaman for the final plat approval of Cherry Creek Manor, a 35-lot subdivision. Residential development will be on 35.7823 acres on the east side of Packerton Road and south of Pierceton Road in Wayne Township.
The board also:
• Approved a request by Jonathon Snodderly to rezone ground from agricultural to residential. The property is on the south side of CR 350N, west of CR 100E, north of the Dells subdivision in Plain Township.
• Approved a preliminary plat, with conditions, for a 55-lot residential subdivision requested by John and Anne Mahnken. The 23.656 acre development is on the east side of Kern Road and north of CR 1200N in Turkey Creek Township.
The commissioners heard concerns from Don Bokhart, Marty Cesco and Rich Lemon. Conditions include water and sewer service from Syracuse and the installation of sidewalks. A sub-access road is to be added on the south side of the development and a 20-foot drainage area is to be established on lots 20 and 21.
A proposed change to the ordinance regarding home-based businesses was met with approval from about 15 members of the Amish community, who spoke in support of allowing up to five employees who are not family members.
Home-based businesses are to remain low-key enough that it isn't apparent a business is on the property.
Another ordinance revision, which will be recommended to the county commissioners, are minor changes to the county sign ordinance for subdivisions, temporary real estate signs and other on-premise signage.
Two requests were continued to the July 6 meeting.
Sam Carns failed to notify adjacent property owners of his request to rezone agricultural land on the east side of Chapman Lake Drive to residential.
Remonstrators Mike Reiff, MaryLou Plummer, Sharon Zellers and Alice Hitchcock spoke against Robert Hodorek's plan to rezone 38.237 acres from agricultural to residential on the south side of CR 300N and west of CR 400E in Plain Township.
Letters of remonstrance also were received by the APC. Hodorek asked for the continuance to meet with people and discuss his request.
APC members are: Vic Virgil, Dick Kemper, Kelly Easterday, Hal Strong, Norm Lovell, Don Arns, Larry Copeland, Kevin McSherry and Charles Hafner. [[In-content Ad]]
