NOTICE OF SHERIFF’S SALE
TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES
    By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Kosciusko County, Indiana, on Cause No. 43D03-1011-MF-899 wherein Beneficial Financial I Inc. Successor by Merger To Beneficial Indiana Inc. D/B/A Beneficial Mortgage Co., was Plaintiff, and  John Bruff, Stacy A. Bruff, Beneficial Indiana Inc. D/B/A Beneficial Mortgage Co. and Unknown Tenants/Occupants of 2705 East 225 South, Warsaw, IN 46580, were the Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on February 28, 2012, at the hour of 10:00 a.m., at the Kosciusko County Sheriff's Department, 221 West Main Street, Warsaw, IN 46580, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.
    A tract in the northwest quarter of the northeast quarter of section 26, township 32 north, range 6 east, Kosciusko County, Indiana, more particularly described as follows, to wit:
    Commencing at a railroad spike at the intersection of County Road 275 East and County Road 225 South, said spike being 884.5 feet south of the northeast corner of the northwest quarter of the northeast quarter of said section 26; thence south 89 degrees, 50 minutes west (deed bearings), and and along the centerline of said County Road 225 South, a distance of 268.8 feet to the true point of beginning; thence continuing south 89 degrees 50 minutes west, on and along said centerline, a distance of 196.7 feet to the point of intersection with the northerly projection of the east right-of-way line of Cost-A-Plenty Road; thence south 00 degrees 28 minutes west (recorded south), on and along said northerly projection and on and along said east right-of-way line a distance of 220.0 feet; thence north 89 degrees 50 minutes east, a distance of 196.7 feet; thence north 00 degrees 28 minutes east, a distance of 220.00 feet to the true point of beginning.
    Subject to all liens, easements and encumbrances of record.
