More Stores Coming to Warsaw

T.J. Maxx, Ulta Beauty and PetSmart are one step closer to coming to Warsaw.

Warsaw Traffic Safety Commission Wednesday approved sending a favorable recommendation to Warsaw Plan Commission for a southbound right-in and right-out only access off of Ind. 15N.

The proposed retail center site is north of Kohl’s. The area is approximately 230 feet north of the centerline of the north entrance to Da-Lite Industries.

The facility proposal states the retail center is expected to be fully built up in 2016. Primary access to the proposed retail center will be off CR 300N and Sheldon Street, while a secondary right-in and right-out access is being proposed off Ind. 15N.

Commission member Dan Robinson voted in support of the proposal, seconded by Cindy Dobbins.

Commission members Steve Foster and Greg Schroeder also voted in favor of the right-in, right-out proposal, and commission member Mike Klondaris abstained from the vote stating he needed more time to review the issue.

Warsaw Plan Commission will review a development plan and plat at Monday night’s meeting.

Thompson-Thrift Development Inc., Carmel, is proposing development of a site located between CRs 300N and 350N on the west side of Ind. 15N.

The proposed site will consist of a specialty retail center and a single box-type development, anticipated to be a free standing discount store, that has not been named.

The commission reviewed a traffic plan Wednesday that recommends a deceleration lane to be provided for the southbound direction of travel on Ind. 15 turning into the proposed entrance.

The study also recommends a traffic signal to be warranted at the intersection of Ind. 15 and CR 300N when the proposed development becomes built.

The traffic plan states the proposed retail center and free-standing discount store will consist of two outlots on the site. The site will have a total of four access points. The proposal states three of the accesses will be onto Sheldon Street, and the fourth access will be on Ind. 15 as a right-in and right-out only access. There will be internal connectivity and a shared drive on Sheldon Road between the site and the Kohl’s site.

Also during the meeting, Jeremy Skinner, city planner, said he would like to work with Kip Shuter, traffic commission administrator, and Lacy Francis, street superintendent, on signage informing drivers to not drive down the center turn lane by Silveus Crossing when driving to Ivy Tech.

People are only supposed to use the turn lane when turning at Ivy Tech and Medtronic.

Skinner said there have been issues with drivers driving to Ivy Tech using that center turn lane as a driving lane and driving up to Ivy Tech in the center turn lane. The traffic is then interfering with traffic coming southbound to turn into Medtronic.

Also during the meeting, Dobbins asked the commission to review considering allowing three-hour parking in the city’s municipal parking lot, in the near future.[[In-content Ad]]
