LRC Request Approved; Planners Vacate Plat

The request by LRC Products Inc. to vacate a plat in the Rolling Hills Subdivison was approved Monday by the Warsaw Plan Commission members.

The only new business on the commission's agenda has a history going back many years.

Monday's move created one four-acre lot out of seven lots in the fourth addition of the subdivision.

The land is owned by LRC Products. A court decision last year allowed the company to construct outside storage buildings on lots one, two and three, the first three lots visible on the south side of Gilliam Drive, a variance granted by the Warsaw Board of Zoning Appeals in January 2000 and contested by the Rolling Hills Property Owners Association, Center Island Development Inc. and several citizens.

LRC owner Phillip Barkey attended Monday's meeting, represented by attorney Steve Snyder. Barkey said the company plans to move from North Detroit Street to a nine-acre site within Warsaw city limits. LRC manufactures laminated rafters and engineered wood products.

As a plat with seven lots, Snyder explained, any type of single family housing is permitted. He suggested seven 1,200-square-foot manufactured homes would not be in keeping with the neighborhood, but would be allowed.

Converting the plat to one lot of about four acres would encourage building a larger, single-family home on the property.

Any variation from that scheme, like a replat of the area, would be scrutinized by the appropriate city organization for public review.

Seven area residents, including Dana Medlin, Rich Utley, Judy Enyeart and Tammy Fisher, attended the meeting to gather information. They did not remonstrate against the request.

Barkey said the company has donated seven acres of wetlands, south of the proposed vacation, to the Kosciusko County Soil and Water Conservation District.

In other business, the board:

• Elected Joe Thallemer president and Jeff Grose vice president, offices both men held last year.

• Alan Clingan was reappointed to the BZA.
