Lowe's, Wal-Mart Site Work Continues

The Lowe's Home Improvement Warehouse and the Wal-Mart Super Center openings are just a few months away and the dirt has been flying on the northwest corner of U.S. 30 and Ind. 15 in preparation for these events.
The two developments will look a lot different from other commercial projects, though, as these two facilities fall under Warsaw's new landscaping requirements.
"There will be a very green look on approach," said Warsaw city planner Jeff Noffsinger. "A berm will run along U.S. 30 with a park-like area screening the back of the Lowe's store."
Trees will be planted along the perimeters and in the parking lots at a ratio of one tree for every 10 parking spaces, avoiding a "sea of asphalt" look.
Construction is expected to last through August.
Entrance into the shopping center will be from Ind. 15, north of U.S. 30, onto the proposed Jalynn Street, which will run east and west between the two stores.
Lowe's is situated on 18.44 acres. The store will be 135,197 square feet and parking for 712 vehicles will be available.
Wal-Mart will sit on 21.9 acres, be 205,797 square feet in size and have 1,024 parking spaces.
A proposed gas station is planned north of Jalynn Street on the east end of the Wal-Mart site.
The special exception for a gasoline service station as requested by CEI Engineering Inc. will be heard before the Warsaw Board of Zoning Appeals tonight at 7 p.m.
CEI Engineering serves as the main engineer for both companies during all Warsaw city planning and board of zoning appeals meetings.
Wal-Mart traditionally leases gas stations to Murphy Oil Co., a company more popular in southern states.
Wal-Mart will have two other outlots available along Ind. 15. No proposals have come to the planning department, according to Noffsinger.
Petro Family LLC still owns the lot on the southeast corner of the site, where the former Pancake House now stands.
A number of improvements will be done at the Ind. 15 and Jalynn Street intersection with two lanes for westbound traffic and three lanes for eastbound traffic planned.
