Hearing Officer Orders Demolition Of Warsaw Properties

Clifford ordered the demolition of property at 108 N. Park Ave. and an additional $2,500 civil penalty from the original $2,500 civil penalty that was ordered against Nationstar Mortgage, Springfield, Ohio, that owns the home. He also ordered the property to be vacated and sealed immediately.
The home was previously occupied by Phil Smith, but is now vacant.
During a June 15 hearing, Clifford ordered a representative from Nationstar Mortgage to attend Monday’s hearing to state its intentions on how it will repair the home. There were no representatives present last night to speak on behalf of the vacant home.
The city received complaints about the home having boarded-up windows and exposed framing, a dilapidated rear porch, no siding, and electrical service to the home is disconnected and water problems exist in the basement.
During Monday’s hearing, Jeremy Skinner, city planner, said he estimated demolition costs at $7,000 and the cost of repairs from $30,000 to $40,000.
Clifford also reviewed a property owned by Johnny and Rita Brown at 124 S. Sherman St. that was deemed unsafe by the city and that he ordered to be demolished.
Skinner said the home caught fire in winter 2013 and has been condemned by the city and needs to be torn down. Skinner said the home has been boarded up since the fire.
Skinner said the cost of repair to the home is $27,000 and the cost of demolition is $3,800.
