Deerfield Subdivision Final Plat Approved
July 28, 2016 at 4:25 p.m.
Phase one of the Paths of Deerfield subdivision was granted final plat during Warsaw's plan commission meeting Monday, ending a year-long petition by developer Biggs Inc.
The subdivision, a 40.5-acre tract on the southwest corner of CRs 75N and 175E, will now consist of 109 residential lots. Phase one will begin developing 46 lots inside the property, mainly in the central to southern area of the subdivision.
Both adjacent county roads currently are being realigned to create a standard intersection just northeast of the subdivision, a requirement set by the commission before granting Biggs preliminary plat approval. Surrounding utilities are being relocated, and the centerline of the new intersection is marked.
Preliminary plat approval for Paths of Deerfield was granted in September 2005, following numerous postponements of the matter and lengthy debates regarding city expectations of Biggs' planned unit development.
Also approved Monday was a final plat for Center Crest, a 22-lot commercial subdivision northwest of Center Street and CR 175E.
The approval comes with a stipulation that developer Dale Custer post a construction bond or letter of credit to finalize the plat approval.
In other matters, preliminary and final plat approvals were granted to Lake City Development Inc. for the proposed Lake City Business Center on CR 250E and U.S. 30.
The two-lot commercial subdivision, which separates developmental land from a retention pond on the property, currently meets all city requirements and does not involve the extension of any utilities or infrastructure.
A representative of Focus Enterprises, Valparaiso, which is engineering the project, mentioned DePuy might be considering the purchase of the property.
Present for Monday's meeting were Jeff Grose, Tammy Dalton, Alan Clingan and Lacy Francis. Absent were Joe Thallemer, Rick Keevan and Jim Gast.
The next commission meeting is July 11. [[In-content Ad]]
