City BZA, Plan Commission Move Meetings To Tuesday

Planned developments on the Nye property, at Ind. 15 and CR 300N, will be discussed by both boards. Prior to the plan commission's review of the proposed Kohl's Department Store development, the Board of Zoning Appeals will consider a request by Wilson Investments to build a 12-building (96 units and one community building) apartment complex just west of the Kohl's site.
Construction on Heron Preserve Apartments is expected to begin in fall 2005.
The BZA also will consider:
• A request by J. Fergus Inc. for a 7-foot, 2-inch rear yard setback for a commercial structure at 1215 N. Detroit St., a variance from developmental standards. Regulations call for a 10-foot rear yard setback.
Fergus Inc. plans to construct an Advanced Auto Parts store on the currently vacant C-2 zoned site. The building would be across from the Warsaw Foundry and east of Center Lake.
• A request from Marvin Burl and Nelda Love to allow a floral shop in a R-2 district at 1422 E. Center St., at the corner of Center and Sherman streets. The petitioners' request is for a 3.5-foot side yard setback for a walk-in cooler, one 4-foot high freestanding sign and two wall signs. The business would be called Love Bug Floral.
• A request from Luke Becknell for variance of use and development standards regarding property at 715 and 721 E. Center St. The petitioner is asking that a beauty shop be constructed at 715 E. Center St., east of Tamarack Street. Today's Headlines will move into the new building. The building at 721 E. Center St, where Today's Headlines is currently housed will become a professional office building.
Becknell is asking for a 17-foot front yard setback and a variance from development standards to eliminate parking lot landscape buffers at 715 E. Center St.
• The request for 721 E. Center St. is to allow a professional office in an R-2 district and to allow one existing off- premise free-standing sign.
Plan Commission
The plan commission will review plans for a 68,750-square-foot Kohl's store at Ind. 15N and CR 300N as submitted by Thompson Thrift Management.
Construction is expected on 5.858 acres of the Alfred and Marilyn Brandt and John Nye property.
The final plat for the Nye/Brandt land, 79.28 acres, also will be reviewed. In addition to the Kohl's store, there are three adjacent outlots proposed. To the west, a multi-family residential area, Heron Preserve Apartments, is being proposed.
The commissioners also will review a plat for Tigers Retreat, a planned unit development west of County Farm Road, south of Salman Drive.
Prospective property owner Biggs Inc. plans a 32-lot PUD on 12.96 acres.
The commissioners also will hear:
• A request by Don Scearce to extend Mariner Drive 360 feet to the north, adding sewer lines and storm water drainage.
