APC Prefers Original Plans For Lake; Sets Stage For CVS In Syracuse

Area Plan Commissioners voted Wednesday against recommending a Mastercraft Construction (case 05025Z) petition to rezone 0.434 acres from an agricultural district to a residential district.
A part of Melody Acres, the original plat calls for the development of a lake in this area, known as Outlot 1, located on the west side of Lakeview Boulevard in Wayne Township.
Mastercraft Construction owner Jeremy Makinson requested the rezoning.
Melody Acres residents presented a four-page petition against residential development.
The proposal will be heard by the Kosciusko County Commissioners during their Aug. 23 meeting. Voting against the rezoning were plan commission members Vic Virgil, Dick Kemper, Kelly Easterday, Hal Strong, Norm Lovell and Don Arms. Voting in favor of the item were Kevin McSherry and Larry Copeland. Charles Haffner was out of the room at the time of the vote.
The board also:
• Recommended for approval the request of G. B. Indiana 2 (Case 05027Z), a business representing CVS Pharmacies, to rezone lots from a residential district to a commercial district. The property is on the west side of Walnut Street, north of Chicago Street, and south of Pittsburg Street in Turkey Creek Township.
It was noted the town of Syracuse will provide sanitary sewer service to the area. The petition will be heard by the Syracuse town council for final approval Aug. 16.
• Approved was a request by Albert Eugen (Case 05026Z) to rezone eight acres from an agricultural district to a residential district. The property is on the north side of Epworth Forest Road and east of Hoss Hill Road in Tippecanoe Township. Eugen was represented by real estate developer Ken Leatherman.
North Webster will provide sewer service to the development.
• Approved Jonathan Snodderly 's request (Case 05008SD) to divide a five-acre tract into two lots, one of three acres and the other of two acres. A residence has been established on one of the lots on the south side of CR 350N, 1,780 feet west of CR 100E in Plain Township.
• Approved Bernard and Patricia Ebetino's petition (Case 05509SD) to replat six lots on the southeast corner of Papakeechie Lake into two lots. The property is on the west side of Oakeechie Drive, 440 feet north of CR 900N in Turkey Creek Township.
• Recommended that Stan Estes and Ray Estes take their petition to rezone ground near the Tri-County Fish and Wildlife Area to the board of zoning appeals. In Case 05028Z, the men are asking to change an agricultural district to an agricultural II district. The property is on the east side of CR 950E, north of Backwater Road in Tippecanoe Township.
The plan commission would rather have a variance established in an agricultural zone than allow residential development in an Ag II district.
• Continued the request of Kelly/Miller Investments (Case 05010SD) to develop 26 senior housing units or 13 duplexes on 11.791 acres.
Neal Brown of the county health department recommended the development as proposed have sanitary sewer service or change their plan to have fewer duplexes on septic systems.
The property is on the west side of CR 175E and south of CR 175N in Wayne Township. [[In-content Ad]]
