Pursuant to the provisions of Indiana Code 6-1.1-25-4.6, as the owner or a person with a substantial interest of public record in the real described below, you are hereby notified of the following:
On October 15, 2024, David Porter filed a Verified Petition for Issuance of Tax Deed requesting the Kosciusko County Circuit Court order the Kosciusko County Auditor to issue a tax deed under Cause No. 43C01-2410-TP-107 for the following real property located in Kosciusko County, Indiana, to-wit:
Parcel ID: 004-703008-20
Legal Description: Commencing at an iron stake in the center of the Warsaw-North Manchester Road at a point where the South line of an alley South of Lot 16 in Chapman’s Addition to the Town, now City of Warsaw, intersects the center line of said road; thence running South along the center line of said road 376 feet; thence South 68 1/2 degrees West 20 feet to a copper stake which is the place of beginning; running thence South 21 1/2 degrees East 22 feet parallel to the center line of said road; running thence South 68 1/2 degrees West 132 feet; thence North 21 1/2 degrees West 22 feet; thence North 68 1/2 degrees East 132 feet to the place of beginning, being all the real estate lying between the South line of the real estate conveyed by Warranty Deed from Clarence I. Brown and Rebecca J. Brown, husband and wife, to Harry E. Cartwright and Mauda A. Cartwright, husband and wife, dated October 16, 1951, recorded October 16, 1951, in Deed Record 173, page 299 and the North line of the real estate conveyed by Warranty Deed from Clarence I. Brown and Rebecca J. Brown, husband and wife, to Dorothy Clay, dated October 30, 1951, recorded October 30, 1951, in Deed Record 173, page 342.

The above-described real property was sold by the Kosciusko County Treasurer on October 13, 2023, and has not been redeemed. The owner, occupant, or any person with a substantial interest of public record may file a written objection to the Petition no later than 30 days after the date of filing of said Petition.
The Petitioner shall make application with the Court for an order directing the Kosciusko County Auditor to execute and deliver a tax deed on or after October 15, 2024.
You and any person owning or having an interest in the above-described real property may appear in the proceedings of this petition. The Purchaser or Purchaser’s assigned entity is entitled to receive a tax deed for above-described real property if it is not redeemed before the Kosciusko County Circuit Court has ordered the Kosciusko County Auditor to issue the tax deed.
