NOTICE OF PUBLIC HEARING

ON A PETITION FOR VOLUNTARY ANNEXATION

    Notice is hereby given that the Common Council of Warsaw, Indiana, will hold a public hearing on a Petition for Voluntary Annexation. The hearing will be held on the 22nd day of February 2022, at 7:00 p.m. at the Council Chambers in the City Hall, 102 S. Buffalo Street, Warsaw, Indiana.

    The proposed annexation, also, involves consideration of a change of the zoning classification from Agricultural (County) to R-1Residential for the following described tract:

    Legal Description:

    A tract of land located in the Southeast Quarter of Section 19, Township 32 North, Range 6 East, in Wayne Township, Kosciusko County, Indiana, more fully described as follows:

    BEGINNING at a Rebar stake with cap (Karst) in the Southeast corner of Lot #99 in Park Ridge -Section 3 as recorded in Kosciusko County Document No. 2012040524  (Plat Book 15, page 4); Thence South 89 Degrees 32 Minutes 40 Seconds West (Indiana State Plane Coordinate System East Zone-GPS Grid Basis of Bearings), a distance of 165.44 feet along the South line of said Lot #99 to a #5 Rebar stake with cap (Miller Firm #0095) in the Southwest corner thereof; Thence North 57 Degrees 53 Minutes 15 Seconds West, a distance of 195.79 feet along the Southwesterly line of Lot #100 in said Park Ridge Section 3 to a #5 Rebar stake with cap (Miller Firm #0095) in the Southwest corner thereof; Thence North 00 Degrees 27 Minutes 20 Seconds West, a distance of 146.00 feet along the West line of Lot #101 in said Park Ridge Section 3 to a #5 Rebar stake with cap (FIRM 0042) in the Southeast corner of Lot #127 in Park Ridge Section IV as recorded in Kosciusko County Document No. 2015120489 (Plat Book 15, page 39); Thence South 89 Degrees 32 Minutes 40 Seconds West, a distance of 387.05 feet along the South line of said Park Ridge Section IV to a #5 Rebar stake with cap (FIRM 0042); Thence North 62 Degrees 40 Minutes 09 Seconds West, a distance of 144.63 feet along the South line of said Park Ridge Section IV to a #5 Rebar stake with cap (FIRM 0042) in the Southwest corner of Lot #123 therein; Thence North 00 Degrees 27 Minutes 20 Seconds West, a distance of 182.24 feet along the West line of said Lot #123 to a Rebar stake with cap (FIRM 0042) in the Northwest corner thereof; Thence South 89 Degrees 32 Minutes 40 Seconds West, a distance of 266.20 feet along the South line of said Park Ridge Section IV to a #5 Rebar stake with cap (FIRM 0042) in the Easterly right-of-way line of the Norfolk Southern Railroad (formerly Cincinnati, Chicago and St. Louis Railroad Company); Thence South 21 Degrees 15 Minutes 07 Seconds West, a distance of 234.55 feet along said Easterly right-of-way line to the beginning of a tangent circular arc; Thence Southerly, a distance of 1329.90 feet along said circular arc (also being said Easterly right-of-way line) that is concave Easterly, having a radius measuring 3787.11 feet, having a central angle measuring 20 Degrees 07 Minutes 13 Seconds, and having a long chord bearing South 11 Degrees 11 Minutes 31 Seconds West and measuring 1323.08 feet; Thence North 89 Degrees 53 Minutes 49 Seconds East, a distance of 1079.19 feet along the North line of South Haven Addition (as recorded in Kosciusko County Plat Book 8, page 42) and along the North line of Ettingers Hilltop Addition (as recorded in Kosciusko County Plat Book 6, page 21) to the Northeast corner of Lot #4 therein; Thence South 00 Degrees 23 Minutes 03 Seconds East, a distance of 4.46 feet along the East line of said Lot #4 to the Northwest corner of the tract of land described in the conveyance to Scott C. & Bridgett S.     Written suggestions or objections to the provisions of said annexation may be filed with the Community and Economic Development Department before such hearing and will be heard by the Common Council at the time and place specified.  Said hearing may be continued from time to time as may be necessary.

    Interested persons desiring to present their views upon the proposed annexation, either in writing or verbally, will be given the opportunity to be heard at the above mentioned time and place.  Copies of the proposed annexation may be examined in the office of the City Planner located at 102 S. Buffalo Street, Building & Planning Department, Warsaw, Indiana.
