Gateway Grove Has Ribbon-Cutting With 1st House Built

Gateway Grove is a residential development located on the site where the old Madison Elementary School was. The former Madison School became Gateway Education Center over 10 years ago. Gateway was closed at the end of the 2019-20 school year due to the cost of the expected repairs.
In July 2020, the Warsaw School Board approved an offer from Cary Groninger, county commissioner and co-owner of Groninger Group, for the school property on North Union Street for $100,000 with a $20,000 endowment to the building trades program.
Ground was broken in May.
Groninger said the first house was completed last week. There are two other houses under construction.
“We’re super excited about this project. In this project, nine months ago, there was an elementary school sitting here,” Groninger said. To go from an abandoned school to finished homes in less than nine months is “really incredible.”
Groninger said he thinks Gateway Grove is going to set the bar for residential development in the city and the county in the future.
Groninger said the concept for the residential development has stayed pretty true to developer Groninger Group’s original plan. It’s still going to be 62 residential units.
The development is three blocks from downtown Warsaw with “homes that will be facing one another with common grass areas.”
Groninger said the gym of the old school will be used as an amenity for the community.
He said they’re really targeting the empty nesters and young professional that really want that active lifestyle that they’re able to walk the three blocks to downtown Warsaw.
Groninger said the plan to building the 62 units out will take between three and five years.
“The market is really hot right now. We’re hoping for better than that, but it will be what it is,” Groninger said.
The residential development will be built in phases with the first phase having 25 in the first phase. As more houses are needed, they’ll be rolling into the next phases, with plans of starting phase two in the spring to make sure to have those housing lots available.
