NOTICE OF SHERIFF'S SALE

    By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Kosciusko County, Indiana, in Cause No. 43D03-2106-MF-21, wherein Crossroads Bank was Plaintiff, and Jon P. Shopoff, and State of Indiana, on behalf of the Indiana Department of Revenue, were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public online sale to the highest bidder, on the 25th day of January, 2022, at the hour of 10:00 am with a closing time of 11 am or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Kosciusko County, Indiana.

    Lots Numbered 27, 28, and 29 in Howard and Lamm’s Original Plat of the Village of Wawasee, as recorded in Plat Book 2, page 151AA in the Office of the Recorder of Kosciusko County, Indiana,

    Less and Excepting therefrom the following described tract:

    A part of Lot Number 27 in Howard and Lamm’s Original Plat of the Village of Wawasee in the Town of Syracuse, Indiana, described as follows:

    Beginning at a 5/8 inch rebar with a “Ward Cap” marking the Northwest corner of Lot Number 27 in Howard and Lamm’s Original Plat of the Village of Wawasee in the Town of Syracuse, Indiana, the plat of which is recorded in Plat Book 2, page 151AA in the Office of the Recorder of Kosciusko County, Indiana; thence North 89 degrees 05 minutes 47 seconds East (assumed bearing) along the North line of said Lot, 180.37 feet to an existing iron rod marking the Northeast corner of said Lot; thence South 78 degrees 02 minutes 55 seconds West, 179.16 feet to a 5/8 inch rebar with a “Ward Cap” on the West line of said Lot; thence North 08 degrees 25 minutes 00 seconds West along the Westerly line of said Lot, 34.63 feet to the Point of Beginning.

    Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
