NOTICE OF SHERIFF'S SALE
BY VIRTUE OF a certified copy of the Summary Judgment and Order of Foreclosure and Sale directed to me by the Clerk of the Kosciusko Superior Court, Kosciusko County, Indiana, in Cause No. 43D03-1809-MF-000093 upon the docket of the Kosciusko Superior Court, wherein First Federal Savings Bank is Plaintiff and Scotty Lee Van Hawk, The 27 Group, Inc., et al. are Defendants, requiring me to sell the following described real estate and to apply the proceeds of said sale, to the extent necessary, to the payment of said Judgment, costs and accruing costs, and to account for the balance to whomsoever is lawfully entitled, and having served notice of this sale upon the owners claiming interest in the following described real estate, pursuant to the provisions of Indiana Code 32-29-7-1 through 14, including publication upon the owners whose whereabouts are unknown, I will expose for sale at public auction to the highest bidder on June 22, 2021 at 10:00 o'clock A.M. on that date at www.zeusauction.com, the fee simple of the whole body of the following described real estate located in Kosciusko County, Indiana:
Tract I: Commencing at the Northwest corner of the Southwest Quarter of Section 27, Township 33 North, Range 6 East, in Kosciusko County, Indiana, being a railroad spike located at the intersection of County Roads 100 East and 350 North; thence South 89 degrees 58 minutes East, along the North line of said Southwest Quarter, 284.99 feet to the point of beginning; thence continuing South 89 degrees 58 minutes East, along said North line, 115.0 feet to a PK nail; thence South 158.0 feet along the West line of Lot Ten (10) in Fox Fire Addition to an iron pin; thence North 89 degrees 58 minutes West 115.0 feet to a point; thence North 158.0 feet to the Point of Beginning.
Tract II: A tract of land located in the Southwest Quarter of Section 27, Township 33 North Range 6 East, in Kosciusko County, Indiana, and described as follows: Commencing at the Northwest corner of the Southwest Quarter of said Section 27, being a railroad spike located at the intersection of County Roads 100 East and 350 North; thence South 89 degrees 58 minutes East 231.99 feet along the North line of said Southwest Quarter to a PK nail marking the point of beginning; thence continuing South 89 degrees 58 minutes east 53.00 feet along the North line of said Southwest Quarter to a PK nail; thence South 158.00 feet to a 1/2 inch iron bar; thence North 89 degrees 58 minutes West 53.00 feet to a 1/2 inch iron bar; thence North 158. 00 feet to the point of beginning.
