Notice Is Hereby Given, That the Kosciusko County Area Plan Commission Shall Hold a Public Hearing on a Petition Filed By Bev Ganshorn Requesting Subdivision and Plat Approval for the Following Real Estate, Key Number: 005-103-026.a located on the west side of SR 13 and 0 south of County Road 350 N in Tippecanoe Township.
And Described As Follows, To Wit:
Part of the Southwest Quarter of Section 26, Township 33 North, Range 7 East, Kosciusko County, Indiana (This description prepared by Kevin R. Michel, LS80870006, as part of retracement Plat of Cabins on Kuhn completed by J.K. Walker and Associates, P.C., dated September 17, 2020), being more particularly described as follows, to wit:
Commencing at the point of intersection of the Westerly right-of-way line of State Road Number 13 with the North line of said Southwest Quarter; thence Southwesterly (the basis of bearings for this description is an assumed bearing of N90º-00'-00"E for the North line of the surveyed tract), on and along said Westerly right-of-way line, being a regular curve to the right, having a radius of 1932.06 feet, a distance of 18.45 feet (the chord of which bears S26°-35'-15"W for a distance of 18.45 feet), to an iron pin found at the point of intersection of a line parallel to and 16.5 feet South of the North line of said Southwest Quarter, said iron pin also being at the POINT OF BEGINNING; thence continuing Southwesterly, on and along said Westerly right-of-way line and on and along said regular curve to the right, a distance of 39.72 feet (the chord of which bears S27°-27'-OO"W for a distance of 39.72 feet), to an iron pipe found at the Northeast corner of a certain tract of land recorded in Document Number 2015100733 in the records of Kosciusko County, Indiana; thence N89°-56'-00"W, on and along the North line of said tract of land in Document Number 2015100733 and on and along the North line of a certain tract of land recorded in Document Number 2016050361 in said records, a distance of 382.20 feet to an iron pipe found at the Northwest comer of said tract of land in Document Number 2016050361; thence S00° -13' -30"W, on and along the West line of said tract of land in Document Number 2016050361, a distance of 110.30 feet to an iron pipe found at the Southwest comer of said tract of land in Document Number 2016050361, said iron pipe also being on the North line of the Plat of Bibler's Lagoon Park as recorded in Plat Book 3, page 405 in said records; thence N89°-44'00"W, on and along said North line and on and along a line described as the centerline of the lagoon, a distance of 591.13 feet; thence N16°-38'-00"W, a distance of 148.57 feet to a point on a line situated 16.5 feet South of the North line of said Southwest Quarter, said point also being situated S900-00'-00"W, a distance of 20.0 feet from a 5/8-inch iron pin capped "Walker"; thence N90° -00' -00"E, on and along said line parallel to and 16.5 feet South of said Southwest Quarter, a distance of 1034.60 feet to the point of beginning, containing 2.34 acres of land, more or less, subject to all legal right-of-way, subject to all legal drain easements and all other easements of record.
