NAPPANEE CITY PLAN COMMISSION

    The City of Nappanee Plan Commission will hold a Public Hearing Thursday, March 12, 2020 at 7:00 p.m. in the Council Chambers at the Nappanee City Municipal Center, 300 W. Lincoln St., Nappanee, Indiana. The purpose of this Hearing is to conduct a Public Hearing on Petition #02-20-PLN filed by Isis, Inc. Jodi Dallas, President P.O. Box 232 Nappanee, IN 46550.                                     

    The petitioner is requesting a Preliminary Plat approval for a 2 lot subdivision to be known as Dallas Market Street Subdivision.

    Legal Description of Property:   

    A part of the East Half of the Southeast Quarter of Section 31, Township 35 North, Range 5 East of the 2nd Principal Meridian, City of Nappanee, Union Township, Elkhart County, Indiana being more particularly described as follows:

    Commencing  a  Harrison Monument as referenced in the Office of the Elkhart County Surveyor as marking the Northeast Corner of the Southeast Quarter of said Section 31; Thence North 89°55’54” West, (North 89°57’00” West record) along the North line of the Southeast Quarter of said Section 31, a distance of 683.13 feet to a point; Thence South 00°02’10” West, to the South right of Way of Market Street, a distance of 40.00 feet to a 5/8” Rebar set with cap PLS 80040309 for the Point of Beginning; Thence South 00°02’10” West, a distance of 358.09 feet to a 5/8” Rebar set with cap PLS 80040309; Thence North 89°56’56” West, a distance of 11.91 feet to a 1/2” Iron Pipe found; Thence South 00°00’53” West, to the North Right of Way of Stahly Drive, a distance of 281.88 feet to a 1” Iron Pipe found; Thence North 89°56’00” West, along the North Right of Way of said Stahly Drive to the East Right of Way Miriam Avenue, a distance of 486.04 feet to a 5/8” Rebar set with cap PLS 80040309; Thence North 00°15’38” East, along the East Right of Way line of said Miriam Avenue to the South Right of Way line of Market Street, a distance of 639.98 feet to a 5/8” Rebar with cap PLS 80040309; Thence South 89°55’54” East, parallel with the North line of the Southeast Quarter of Section 31 along the South Right of Way of said Market Street, a distance of 495.34 feet to the point of Beginning.  

Containing 7.22 acres more or less, subject to all legal easements, right of ways and references of record

    A copy of such proposal is on file in the office of the Zoning Administrator of the City of Nappanee, Indiana, City Municipal Building, 300 W. Lincoln St., Nappanee, Indiana. Written objections that are filed with the office of the Zoning Administrator of the City of Nappanee before the hearing will be considered.

    All concerned citizens will be offered the right to speak and voice their comment at the Public Hearing. The Public Hearing may be continued from time to time as may be found necessary.
