NOTICE OF SHERIFF'S SALE
BY VIRTUE OF a certified copy of the Summary Judgment and Order of Foreclosure and Sale directed to me by the Clerk of the Kosciusko Superior Court, Kosciusko County, Indiana, in Cause No. 43D03-1809-MF-000093 upon the docket of the Kosciusko Superior Court, wherein First Federal Savings Bank is Plaintiff and Scotty Lee Van Hawk, The 27 Group, Inc., et al. are Defendants, requiring me to sell the following described real estate and to apply the proceeds of said sale, to the extent necessary, to the payment of said Judgment, costs and accruing costs, and to account for the balance to whomsoever is lawfully entitled, and having served notice of this sale upon the owners claiming interest in the following described real estate, pursuant to the provisions of Indiana Code 32-29-7-1 through 14, including publication upon the owners whose whereabouts are unknown, I will expose for sale at public auction to the highest bidder on January 26, 2021 at 10:00 o'clock A.M. on that date at www.zeusauction.com, the fee simple of the whole body of the following described real estate located in Kosciusko County, Indiana:
Part of the Southwest Quarter of Section 19, Township 33 North, Range 6 East, Kosciusko County, Indiana, more particularly described as follows, to-wit: Beginning at a P.K. nail found at the Southeast corner of said Southwest Quarter; thence South 90 degrees 00 minutes 00 seconds West (assumed bearing and used as the basis of bearings for this description), on and along the South line of said Southwest Quarter, being within the right-of-way of County Road 400 North, a distance of 706.5 feet to a Mag nail; thence North 00 degrees 00 minutes 00 seconds East, a distance of 229.21 feet to a 5/8 inch diameter iron pin capped “Walker”; thence South 89 degrees 02 minutes 00 seconds East, being partially on and along an existing fence line, a distance of 339.18 feet to a rail iron post found; thence North 00 degrees 05 minutes 00 seconds West, on and along an existing fence line and the Northerly projection of said fence line, a distance of 588.5 feet to a 5/8” inch diameter iron pin capped “Walker”; thence North 90 degrees 00 minutes 00 seconds East, a distance of 373.20 feet to a Mag nail on the East line of said Southwest Quarter; thence South 00 degrees 21 minutes 05 seconds West, on and along said East line, being within the right-of-way of County Road 150 West, a distance of 812.00 feet to the Point of Beginning.

Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
