NOTICE OF INTENT TO FILE PETITION FOR ORDER FOR TAX DEED

    Irl L. & Grace L Fivecoate

    As the owner or any person or entity with a substantial property interest in the real property described herein, you are hereby provided the following information on behalf of my client, Ron Wright.

    1. My client will file a petition for a tax deed for the real property described herein on or after the 22nd day of October, 2019.

    2. My client's petition will ask that a tax deed be issued on or after the 22nd day of October, 2019.

    3. A description of the properties shown on the Certificate of Sale is

    025-005-048 Lot 23 Blk 2 Oak Grove Beach Unit 1

    Property ID 025-706003-24

    4. The real estate was sold at a tax sale on October 22, 2018.

    5. My client Ron Wright was the purchaser of the real property.

    6. Any interested person may redeem the property prior to the expiration of the redemption period.

    7. The amount paid at the tax sale was $3,769.97.

    8. As of the date of this notice, the amount of the judgment for additional taxes, special assessments, penalties, and costs, to redeem the tract of real property is in the sum of $4,405.09 composed of the following:

        $3,769.97    delinquent property taxes paid at tax sale

        35.12    subsequent taxes

        250.00    title search

        350.00     legal costs

        $4405.09

    9. My client is entitled to reimbursement for the additional taxes or special assessments on the real property that he has paid or will pay subsequent to the tax sale and before redemption, plus interest as outlined in I.C. 6-1.1-25-4.

    10. The real property has not been redeemed.

    11. My client is entitled to receive a deed for the real property.

    12. If the property is not redeemed, the owner of record at the time the tax is issued may have a right to the tax sale surplus, if any.

13. The redemption period will expire October 22, 2019.

14. The property is bare ground located at Parcel Aprx 30ft W of 4298 S Mallard Rd

    15. The parcel number of the real property is 025-706003-24
