As the owners or any persons or entities with a substantial property interest in the real property described herein, you are hereby provided the following information on behalf of my client, Jeff Waldon.
1. My client will file a petition for a tax deed for the real property described herein on or after the 22nd day of October, 2019.
2. My client's petition will ask that a tax deed be issued on or after the 22nd day of October, 2019.
3. A description of the properties shown on the Certificate of Sale is
018-025-174 LOTS 2, 3, 4, 5 MYRTLE GLEN BLK 3 & E 2 1/2 LOT 48 & LOTS 49 & 51 COURTLAND PARK

4. The real estate was sold at a tax sale on October 22, 2018.
5. My client Jeff Waldon was the purchaser of the real property.
6. Any interested person may redeem the property prior to the expiration of the redemption period.
7. The amount paid at the tax sale for the parcel was $7,866.06.
8. As of the date of this notice, the amount of the judgment for additional taxes, special assessments, penalties, and costs, to redeem the tract of real property is in the sum of $9,075.48 composed of the following:
$7,866.06 delinquent property taxes paid at tax sale
609.42 subsequent taxes
250.00 title search
350.00 legal costs

9. My client is entitled to reimbursement for the additional taxes or special assessments on the real property that he has paid or will pay subsequent to the tax sale and before redemption, plus interest as outlined in I.C. 6-1.1-25-2.
10. The real property has not been redeemed.
11. My client is entitled to receive a deed for the real property.
12. If the property is not redeemed, the owner of record at the time the tax is issued may have a right to the tax sale surplus, if any.
13. The redemption period will expire October 22, 2019.
